Closest to home, first.

We work most closely with realtors and offices within about three miles of our Oak Park base — then out along the I-88 and I-294 corridors, and further out across Chicagoland.

Our core: about 3 miles from Oak Park 60301

Where we work every week.

This is the tight ring around our Oak Park base, and it is where we actively build relationships with realtors, real-estate offices and community groups. Being this close is the whole point: it is how we fit a listing into a tight contingency window, and how we already know the housing stock before we pull up. It also takes in the Chicago West Side neighbourhoods on our doorstep — Austin, Galewood, Montclare, Belmont Cragin.

Cook County · Home base

Oak Park

Frank Lloyd Wright’s own village, and ours. Prairie School landmarks, big Victorians and vintage two-flats — nearly all of it a century old and still running original systems somewhere.

Cook County

River Forest

Deep lots and architect-designed houses, including some of the oldest and largest stock in the county. These are the inspections that genuinely take half a day.

River Forest inspections →
Cook County

Forest Park

Compact brick bungalows, frame cottages and small multi-units. Original clay sewer laterals are common enough here that a camera pays for itself often.

Forest Park inspections →
Cook County

Elmwood Park

Tidy post-war brick ranches and Georgians, plus a steady stream of flips — where our job is verifying the work behind the new finishes.

Elmwood Park inspections →
Cook County

Maywood

Century-old frame houses and workers’ cottages that have been added onto for generations. We trace the structure and read the renovation history.

Maywood inspections →
Cook County

Melrose Park

Solid mid-century brick homes and two-flats, very often with a refreshed kitchen sitting on top of entirely original mechanicals.

Melrose Park inspections →
Cook County

River Grove

Small ranches and raised ranches close to the Des Plaines River, so basements, sump systems and drainage get extra attention here.

River Grove inspections →
Cook County

Berwyn

The bungalow belt at its purest — block after block of 1920s brick bungalows with low-slope roofs, surviving knob-and-tube and clay sewer lines.

Berwyn inspections →
Cook County

Cicero

Dense frame and brick two-flats and workers’ cottages, many reconfigured over the decades. A good inspection here sorts permitted work from the rest.

Chicago

Austin and Galewood are on our doorstep, and we work the whole city beyond them — bungalows, greystones, two-flats, walk-ups and downtown condos.

Tollway corridors

Out along I-88 and I-294.

Beyond the core, the two tollways are our natural run. We inspect in all of these towns regularly — they simply sit a step behind Oak Park and its neighbours in where we focus our time.

I-88

The I-88 corridor

Along the Reagan Memorial Tollway, from Lombard and Downers Grove out through Naperville, Wheaton, and Aurora into Kane County.

13 towns
DuPage County · I-88

Lombard

A mix of pre-war homes near the village core and mid-century subdivisions further out, so no two inspections here look alike.

Lombard inspections →
Kane & DuPage County · I-88

Aurora

Everything from downtown Victorians and worker housing to sprawling newer subdivisions on the far east side — the widest range on the corridor.

Aurora inspections →
DuPage County · I-88 & I-294

Oak Brook

The one town sitting on both tollways. Large custom homes on wooded lots, frequently with well and septic considerations layered on top.

Oak Brook inspections →
DuPage County · I-88

Naperville

Historic district homes at one end and vast 1990s–2000s subdivisions at the other, where radon results are a routine part of the conversation.

Naperville inspections →
DuPage County · I-88

Lisle

Mature subdivisions and a good deal of attached housing, with tree cover close enough to roofs to be worth flagging every time.

Lisle inspections →
DuPage County · I-88

Downers Grove

Century-old homes near the train and post-war ranches beyond, many with additions that need their structure and roof tie-ins checked.

Downers Grove inspections →
DuPage County · I-88

Warrenville

Smaller older houses along the river alongside newer development, so the age range on any given block can span eighty years.

Warrenville inspections →
DuPage County · I-88

Wheaton

Grand older homes on the historic streets, with basements deep enough that radon and moisture both earn their place on the list.

Wheaton inspections →
DuPage County · I-88

Glen Ellyn

Hilly terrain and older homes, a combination that pushes water toward foundations — grading and drainage get a careful walk here.

Glen Ellyn inspections →
DuPage County · I-88

Villa Park

Modest post-war homes, well kept but now old enough that original sewer lines and service panels are reaching the end of the road.

Villa Park inspections →
DuPage County · I-88

Winfield

A smaller village with a wide age range of housing, including older homes where well and septic questions still come up.

Winfield inspections →
Kane County · I-88

North Aurora

Newer subdivisions and older river-adjacent homes, so the inspection swings between drainage concerns and builder-grade shortcuts.

North Aurora inspections →
Kane County · I-88

Batavia

Historic limestone and frame houses in the old town centre, with modern construction filling in around the edges.

Batavia inspections →
I-294

The I-294 corridor

Up and down the Tri-State, from Oak Lawn and La Grange through Hinsdale and Elmhurst to Des Plaines, Park Ridge, and Glenview.

13 towns
Cook County · I-294

Des Plaines

Post-war ranches and split-levels near the river, where flood history and basement moisture are the first things worth checking.

Des Plaines inspections →
Cook County · I-294

Oak Lawn

Post-war brick ranches and Cape Cods on slab or crawl, where we watch for aging sewer laterals and tired original electrical panels.

Oak Lawn inspections →
Cook County · I-294

Park Ridge

Established brick colonials and Tudors, plus a strong teardown-and-rebuild market where new construction needs its own kind of scrutiny.

Park Ridge inspections →
Cook County · I-294

Rosemont

A small village that skews heavily to condos and attached homes, so shared systems and the building envelope matter as much as the unit.

Rosemont inspections →
Cook County · I-294

Glenview

Older ranches sitting alongside large newer builds in The Glen — two very different inspections, often on the same street.

Glenview inspections →
Cook County · I-294

La Grange

A historic district full of Queen Annes and Victorians where original millwork, old knob-and-tube and masonry all deserve a slow look.

La Grange inspections →
Cook County · I-294

Western Springs

Large older homes and heavy renovation activity, which makes thermal imaging genuinely useful for finding what got closed up behind drywall.

Western Springs inspections →
DuPage & Cook County · I-294

Hinsdale

Big historic houses and big new ones. Square footage alone means these run long, and we would rather take the time than skim.

Hinsdale inspections →
DuPage & Cook County · I-294

Burr Ridge

Larger lots and custom builds from the 1970s onward, where complex mechanical systems and multi-zone HVAC are the norm.

Burr Ridge inspections →
DuPage County · I-294

Willowbrook

Townhomes and attached housing in volume, so we are as focused on shared roofs, walls and drainage as on the unit itself.

Willowbrook inspections →
DuPage County · I-294

Darien

Consistent 1960s–80s subdivisions now reaching the age where roofs, furnaces and water heaters all come due at once.

Darien inspections →
DuPage County · I-294

Elmhurst

Vintage homes near the centre and a very active rebuild market around them — plus a real local history of basement water worth asking about.

Elmhurst inspections →
DuPage County · I-88 & I-294

Oak Brook

The one town sitting on both tollways. Large custom homes on wooded lots, frequently with well and septic considerations layered on top.

They saved us from a nightmare.

“We had an exceptional experience with Ray from the moment we hired him. His communication was prompt and he arrived on location early. Ray was kind and warm and immediately made us comfortable upon meeting him. He worked hard the entire 3 hours he was there and was extremely thorough, taking care to point things of interest out to us as he went. He was calm, professional, honest and knowledgeable. Ray gave us the information and professional opinions we needed to make an informed decision, ultimately walking away from a house that saved us from a nightmare situation down the road. Highly, highly recommend!!!”

Even our realtor was impressed.

“We had a great experience with Sahm Home Inspections. The inspection was long and thorough, and Ray was polite and great to work with. He addressed all of our major concerns and explained some extra information about the questions we had. Even our realtor, who hadn’t worked with them before, thought it was a good process and plans to hold on to their contact information to work with them again.”

Above and beyond, start to finish.

“Ray did an amazing job. He was very thorough with the inspection, was well documented with notes and photos, and went above and beyond by explaining some of the nuances of the home. He was very polite and respectful too. His report was very detailed and he offered to talk through it if I liked. Definitely recommend.”

Got me in within the 5-day window.

“It was a pleasure working with Ray! I reached out to him after putting in an offer and he was able to get me in within the 5-day window. I was a little skeptical, being a first time condo buyer — but he quickly gained my trust as a fellow former service member and talking through his process with me. Will work with him again & highly recommend!”
